ADU Fund Co is the business name of Thirty3 Investments LLC. We coordinate the initial inquiry: understand your property location, ownership, goals and timing, organize your questions and help connect the next steps for financing and prefab options.
The financing provider performs its own review and determines eligibility, loan terms and approval. Project providers confirm available models, pricing, delivery, permits, installation and site work. ADU Fund Co does not perform permitting or installation.
What happens after you inquire?
- Share your plans. Start with your California property ZIP, ownership, intended use and timing. Our inquiry form is not a loan application and does not authorize a credit check.
- Choose your next conversation. Request a callback or choose the scheduling path. An ADU Fund Co representative will reach out within 24 hours of an accepted inquiry. An appointment is confirmed separately through the booking process.
- Review the complete picture. Prepare a project budget and discuss any financing options with the provider. Confirm each project provider's written scope before relying on a price, model or timeline.
Prepare before the conversation

How we prepare our guides
Our guides are prepared by ADU Fund Co for general project and financing education. They cite the relevant public sources, state when sources were checked and separate local property review from financing approval. We use official California, local-government and consumer-finance resources where applicable. A guide's source links do not imply endorsement of ADU Fund Co.
Loan-specific rates, eligibility requirements and funding timelines must be confirmed by the financing provider. We do not present our educational guides as an individualized recommendation or lender approval. If you spot outdated information, contact us so we can review the relevant source and correct it.
