California ADU project budget worksheet

A complete ADU funding plan starts with more than the unit price. Enter your own estimates for the unit, site work, delivery, utilities and professional costs, then compare the total with your planned cash contribution. This worksheet does not estimate a loan approval or a property value.

Use your own quotes and estimates

Leave an item blank while its price or scope is unknown. Enter zero only after confirming that no separate allowance is needed, such as an item already included in your unit quote. Avoid double-counting included work. No typical project price, lender limit or contingency percentage is assumed.

Match costs to the supplier payment schedule

Ask each provider which items are included, who is responsible and when payments are due. Compare those milestones with financing draw conditions before making a commitment. An unfinished worksheet or missing quote cannot establish your final project cost.

How to use the funding gap

The gap is the amount remaining after your planned contribution, based only on the costs entered. It is not your available home equity or an approved borrowing amount. A financing provider evaluates available options and repayment obligations separately. Your home secures a HELOC, so a repayment plan matters independently of projected rent.
