A complete prefab ADU budget starts beyond the unit price

Ask for a written, property-specific scope before treating any advertised prefab price as a complete budget. Identify who is responsible for design, permitting, delivery, site preparation, foundation, utility work and installation, and which costs remain estimates.

Compare quotes with the same checklist

This is a planning checklist, not a list of charges that apply to every property. Have the appropriate provider confirm each item, its cost and its responsible party.

Three useful documents to request

  1. An itemized quote identifying estimates, exclusions and allowances.
  2. A responsibility list naming the provider for each project stage.
  3. A payment schedule showing deposits, milestones and change-order handling.

Does prefab mean the ADU is already approved?

Do not assume a model’s availability resolves your property’s requirements. Ask the provider and the local planning or building department which approvals and site-specific documents are needed. The HCD handbook is a starting point for California’s ADU framework; local review remains important.

Planning for family or rental use

Describe the intended use before selecting a layout. For family, consider access, privacy and daily living needs. For a potential rental, investigate operating expenses, applicable requirements and realistic local demand. Rental income, occupancy and investment returns are not guaranteed.
