ADU financing call checklist for California homeowners

Prepare a short project summary, estimated complete budget and questions about borrowing and repayment before your first ADU financing call. An introductory call can clarify next steps; it is not a loan approval, credit check or construction commitment.

Bring a summary, not a loan application

Approximate figures can help frame a conversation. Keep detailed borrower documents for the lender’s appropriate secure application process. Do not enter Social Security numbers, credit reports or bank statements in our inquiry form.

Ask how the financing works

A HELOC allows repeated borrowing against home equity under its terms. It is secured by your home, and rates are usually variable. Ask about the draw period, minimum draws, fees and how repayment changes after borrowing ends. Payments can rise; failure to repay can put your home at risk. See the CFPB HELOC explanation.

Use these questions to compare an offer

  1. What approved limit, rate structure and total fees apply to my situation?
  2. What valuation and borrower information will the lender need?
  3. When could funds be accessed, and what draw restrictions apply?
  4. How might the payment change as rates change or repayment begins?
  5. How would this obligation fit with my existing mortgage and other expenses?

Check the project funding gap

Compare the proposed funds with the whole project scope. For example, if a quote excludes utility work or installation, an approved amount covering that quote alone may still leave an unfunded gap. Ask the provider to price exclusions and explain deposits, milestones and change orders. Our budget checklist helps structure that review.

Can future ADU rent qualify me?

Ask the lender what income its specific product can accept and which evidence is required. Do not assume a projected rental will qualify you or make the repayment affordable. Rental income, occupancy and returns are uncertain. The intended use also needs appropriate project review.
