Can a HELOC pay for a prefab ADU?

A HELOC may be a funding path, subject to lender approval and product terms. Ask about permitted uses and when funds are available. Approval alone does not settle the project scope, local approvals or delivery schedule. Read the HELOC guide before comparing offers.

What does the prefab quote actually cover?

Ask for a property-specific quote identifying included work, estimated items, exclusions and responsible providers. Separate the advertised structure from delivery, site work, foundation, utilities, permits and installation as applicable. Use the complete budget checklist when comparing proposals.

Match your funding to each payment milestone

Project questionFinancing question
When is the deposit due, and what are its cancellation terms? Will funds be accessible by that date?
Which payments are due during fabrication? What draw restrictions or minimums apply?
Which excluded costs must be paid separately?Does the complete budget exceed available funds?
How are delays and changes handled? What reserve or other funding would be needed?

A simple planning worksheet

List each quoted item, its provider, amount, due date, inclusion status and funding source. Keep unpriced items marked unknown rather than treating them as free. Total the priced items separately from the unknowns; this is a planning estimate, not a construction quote or an approved loan amount.

What if I have not selected an ADU yet?

Start with the intended use: family space, personal living space or a potential rental. Explain your timing and how far along you are. You can discuss financing questions while exploring designs; avoid treating an illustration as a specific model, fixed price or approved plan.

What if I already have a prefab quote?

Have the quote, responsibility list and payment schedule available for the conversation. Ask the provider to clarify exclusions before assessing a financing gap. You can bring these questions to the initial financing call.

Who handles permits and installation?

ADU Fund Co helps with initial inquiries, financing exploration and prefab next steps. We do not perform permitting or installation. Confirm the project provider’s scope in writing and check with the local department responsible for your property. The HCD handbook is a statewide starting resource.

Tell us your California ZIP, ownership, project stage and preferred contact method. Request a callback or choose a call time after saving your inquiry. Financing approval, a prefab order and a confirmed appointment are separate steps.
