Start with the property, then the funding gap

Bring your property ZIP, approximate home value, mortgage balance and the amount you expect to contribute yourself. These estimates help frame a conversation; they do not establish available credit. A lender determines eligibility, terms and the approved amount.

For a detached prefab ADU, request a written quote that separates the unit from delivery, foundation, utility work, installation and approvals. Sacramento city resources are a planning starting point

The City of Sacramento ADU Resource Center organizes the project into planning, design, costs, applications and construction, and provides a shelf-ready plan library. Its cost guidance recommends a detailed estimate because site conditions and construction choices change the budget.

The city separately explains that preapproved ADU plans still need site-specific design and permitting, including planning and zoning approval. Confirm whether the property is inside Sacramento city limits; a Sacramento mailing address alone does not identify the permitting agency. These city resources do not establish requirements for other cities or unincorporated county parcels.

Should I use a HELOC or refinance?

Can I finance a prefab unit before permits?

Ask the provider what project documentation is required and when funds would be available. Separately ask the supplier who handles permits and which payments are refundable. Financing and permitting are different decisions; avoid treating either as approval of the other.
