Start with the correct San Diego resource

For the City of San Diego, Development Services Information Bulletin 400 addresses ADUs and JADUs. For an unincorporated parcel, use San Diego County’s dwelling unit plans and linked ADU requirements. For another incorporated city, ask its planning and building departments.

Are county plans ready for my property?

The county describes its dwelling unit plans as approximately 85% complete and requiring project-specific information. They are intended for use in unincorporated areas. Use its checklist to confirm what must be added. Do not treat these plans as approval for your parcel or our illustrative prefab designs.

What if the property is near the coast?

The city bulletin discusses coastal review. If your parcel may be subject to coastal requirements, ask the responsible department which approvals apply before estimating a timeline or committing to delivery. Financing approval does not resolve these requirements.

Prepare a budget that matches the site

Have the project provider identify access, foundation, utility work, delivery and installation responsibilities. For a property with septic or other site constraints, ask the appropriate provider and department to identify needed review and costs. Keep unknown amounts visible instead of folding them into a guessed all-in price.

Compare the written scope and payment schedule with the prefab financing guide. Ask which funds need to be available before each deposit or project milestone.

Can home equity help fund a San Diego ADU?

A HELOC may be a path subject to lender review and terms. Ask about available credit, fees, draw rules and repayment. It is secured by your home and usually has a variable rate. Review the HELOC guide before deciding whether to pursue an application.

What should I share in an initial inquiry?

For a potential rental, do not assume future rent will qualify you or cover repayment. Ask the financing provider what its specific product accepts.
