Los Angeles ADU financing: plan your HELOC and project budget

A Los Angeles ADU financing plan needs both a funding review and the right property-review process. The City of Los Angeles, unincorporated LA County and other cities have different departments. ADU Fund Co helps with initial financing inquiries and prefab options; approval and terms depend on the financing provider.

City of Los Angeles or unincorporated LA County?

Confirm the parcel’s jurisdiction first. For the City of Los Angeles, start with LADBS for current ADU and building resources. For an unincorporated property, use LA County Planning’s ADU page and its linked Building and Safety resources. A property in a separate incorporated city needs that city’s process.

What does the county’s standard-plan program provide?

LA County’s ADU page describes a county catalog and a private designer catalog. These are design resources, not financing offers. Ask the relevant department and designer what information, approvals and site work remain for your property. A plan resource does not establish that an illustrative prefab model on our website is approved.

Detached prefab or garage conversion: compare the scope first

A new detached unit and an existing-space conversion are different projects. For a conversion, ask a qualified project provider to assess the existing structure and price the required work. For prefab, ask about delivery access, foundation, utility connections and installation. Avoid using a unit price as a garage conversion quote.

ADU Fund Co does not provide conversion construction services. You can inquire about a funding conversation while separately obtaining the appropriate provider’s scope. Our budget checklist helps identify exclusions.

Can I use home equity and keep my mortgage?

Ask the financing provider whether a separate HELOC fits your circumstances and intended use. It adds an obligation and is secured by your home. Our HELOC guide explains questions about payments, fees and access to funds. Financing approval does not approve the construction project.

Questions for your Los Angeles project conversation

  2. Is this a detached unit, an addition or a conversion?
  3. What is priced, excluded or still unknown in the written scope?
