Ask for a project quote that separates the prefab unit from the foundation, transport, installation, utilities and local approval work. Record when each payment is due. What San José preapproval actually means
San José describes preapproved ADUs as standard construction plans reviewed by the city. Applicants still submit property-specific documents showing location, utility connections, setbacks and zoning considerations. The city lists conditions for the expedited pathway; it is not available for every property or modified plan.
Ask the supplier whether its exact model is currently approved for the intended pathway and who prepares your site documents. A design appearing on our website is not evidence of city preapproval. Does this advice apply across the Bay Area?

Can I keep my current mortgage?
Ask whether a separate HELOC is suitable instead of replacing your mortgage, and request a comparison of total payments, fees and repayment terms. Your home secures a HELOC; variable rates and the transition to repayment can change payments. Approval is the lender’s decision.
